Lease transactions
Use this page when a residential, apartment, or commercial lease is heading toward commission. Rise Realty Texas is paid first. Your share is disbursed after the office receives good funds.
- Create the file and keep the lease paperwork in Paperless Pipeline.
- Invoice the landlord or management company in the brokerage name only.
- Send the invoice, W-9, and broker license together so payment is not delayed.
Apartment guest card
Use this card when you send a renter to a community. Fill your agent info first when you can. If you are already at the property, print a blank card and complete it by hand.
How to use it
- Open the generator to pre-fill your name, license number, phone, and email.
- Save that PDF and send it to the leasing office before the tour.
- Ask the applicant to list Rise Realty Texas on the community guest card and the rental application.

In the print box choose Save as PDF if you want a file, and turn Headers and footers off under More settings.
How a lease gets paid at Rise Realty Texas
Work the lease in Paperless Pipeline from the first serious application. Give TREC IABS 1-2 at the first substantive discussion about a specific property. Compensation for brokerage activity must be paid to Rise Realty Texas LLC, not to you personally.
Use the left column if you brought the tenant. Use the right column if you listed the property for lease. Rise Realty does not manage property, collect rent, or pay the other side’s broker.
You brought the tenant
- Open the file. Upload the lease, application, guest card, and the community or landlord commission schedule.
- Confirm the fee in writing before you invoice. Apartment communities often pay from a guest-card date and a posted schedule.
- Build the invoice. Use the Lease Invoice Generator. It prints a cover sheet, the invoice, and the payment page, all payable to Rise Realty Texas LLC.
- Send the payment packet to the landlord or manager: cover sheet, invoice, Rise Realty Texas W-9, and a copy of the broker license. Ask them to send remittance advice to admin@riserealtytexas.com.
- Email the office so we know to watch for the check or ACH. Include the property, tenant, amount, and who is paying.
- Close the file. When Rise Realty Texas LLC receives the commission, upload proof of payment to Paperless Pipeline and email admin that the file is complete. Your share is then disbursed to the name on your W-9.
You listed the lease
- Open the file. Upload the listing paperwork, executed lease, and the written commission agreement with the landlord or manager.
- Tell the landlord that any tenant’s broker is paid by the landlord directly. Rise Realty only invoices for the listing commission.
- Wait for good funds. The listing commission must clear to Rise Realty Texas LLC before anyone is paid on this side of the deal.
- Complete the Lease Listing Disbursement form. It splits that incoming listing commission between the Rise Realty fee and the listing agent.
- Save the PDF to Pipeline with the executed lease, listing invoice, and proof Rise Realty received the commission.
- Email admin at admin@riserealtytexas.com that the Paperless Pipeline file is complete and ready for disbursement. A Pipeline upload alone is not notice to the office.

You brought the tenant
Create the Rise Realty Texas invoice, then send this packet to the landlord or manager. Property managers pay faster when the first email is complete.
- Cover sheet and invoice from the generator (prints together)

- Property address, unit, tenant name, and your cell in the email body

You listed the lease
Give the landlord or manager this packet for the listing commission. Rise Realty Texas does not collect rent and does not pay a tenant’s broker. The landlord pays that firm separately.

After Rise Realty Texas LLC receives the listing commission, complete the listing disbursement form and upload that PDF to the Paperless Pipeline file. Do not send the disbursement form to the landlord.
TREC forms for lease work
These are Texas Real Estate Commission forms only. They may be used by any licensed agent, including agents who are not members of Texas REALTORS. Do not use Texas REALTORS (TAR / TXR) lease forms unless you are a REALTOR member in good standing.

Required with a residential lease. Not required with a TREC temporary residential lease or a short-term lease of less than 30 days.
Use only with a TREC sales contract

- 15-7 — seller stays in the home after closing, 90 days or less.
- 16-7 — buyer moves in before closing, 90 days or less.
- 51-1 — the home being sold is already subject to a residential lease.
- 52-1 — fixtures such as solar panels or a propane tank are leased.
