TREC IABS and CPN on Facebook: A Practical Setup for Texas Real Estate Agents

Texas real estate agents must make the completed Information About Brokerage Services (IABS) form and the TREC Consumer Protection Notice (CPN) easy to find when a social page or website is used for business. Facebook does not replace your website, but if you use a Facebook Page (or a personal profile for listings and lead generation), TREC expects those links on the account profile—or one click away from it.

This guide walks through a clean setup: host the files, add the correct link labels on Facebook, put the same links in your email signature, and keep everything consistent.

What you need before you start

1. A completed IABS for you as the sales agent (with brokerage, designated broker, supervisor if applicable, and your contact information filled in).
2. The TREC Consumer Protection Notice (same notice for everyone). Official file:

3. Public links to both documents (“Anyone with the link”).

Rise Realty Texas agents: You can generate a completed IABS from the Rise Realty Agent Hub (private agent resource). Use that file for the steps below. Non-Rise agents should complete the current TREC IABS form with their own brokerage and license information.

Exact link labels TREC expects

Use these labels (or the shorter approved versions). Do not rename them to “IABS,” “disclosures,” or “legal.”

Step 1: Save the files and create public Google Drive links

IABS

1. Generate or download your completed IABS PDF.
2. Upload it to Google Drive (a dedicated folder such as “Compliance” or “IABS” works well).
3. Right-click the file → Share → set access to Anyone with the link (Viewer).
4. Copy the link.

Consumer Protection Notice

You can link straight to TREC’s official PDF:

Optional: download that file, store a copy in your Drive, and share it the same way if you prefer both documents under your account.

Step 2: Add the links on your Facebook Page (primary method)

TREC’s practical placement for social platforms used as a business website is the account profile—for Facebook, that means About / Page info / Additional information.

1. Open your Facebook Page (not only your personal profile).
2. Go to About (or See all under the intro area).
3. Next go to Details about you (left side below ABOUT)
4. Click the pencil icon to edit the information in the ABOUT YOU section..
5. Paste both items with the full TREC labels and your links, for example:

5. Save.

If Facebook only gives you a website field, put your agent or brokerage website there and still add the two form links in Additional information. Linking to a homepage that already displays both notices correctly can satisfy the one-click rule; putting the form links on the profile itself is the clearest approach.

Step 3: Optional — Featured image for visibility

Facebook Featured works best as a JPG image, not a PDF link. If you want the IABS to stay visible near the top of the Page, create a JPG of the completed form and pin that image.

Create the JPG (Rise Realty Texas agents)

1. Open the IABS generator in the Rise Realty Agent Hub.
2. Enter your agent name, license number, email, and phone.
3. Click Generate IABS on Official Form.
4. Click Download JPG.
5. Save the file (it will be named something like IABS Your Name Rise Realty Texas.jpg).

You can still use Print / Save as PDF for Drive, email, and website links. Featured on Facebook needs the JPG.

Pin it on Facebook

1. Open your Facebook Page.
2. Go to Featured.
3. Add the JPG of your completed IABS.
4. Caption or title it with the full TREC label:

5. Keep it pinned. Featured items can be replaced later, so treat this as extra visibility—not a substitute for the links in About.

Optional: also Favorite the same JPG in Photos so it stays near the top of the album. The Consumer Protection Notice can stay as a text link in About (use TREC’s official PDF). You do not have to turn the CPN into an image unless you want a second Featured photo.

Step 4: Personal Facebook profile used for business

If you post listings, market yourself as an agent, or generate leads from a personal profile, treat that profile the same way: add the IABS and CPN links in Intro / Details / Featured with the correct TREC labels.

Step 5: Put the same links in your email signature

Agents use the same public links in email. That keeps Facebook, your site, and outbound email consistent.

1. Open your email signature settings (Gmail, Outlook, Apple Mail, or your brokerage webmail).
2. Add two lines with the TREC labels, hyperlinked to the same public URLs:

3. Save and send yourself a test message to confirm both links open.

Rise Realty Texas agents: Signature guidance and tools are available through the Agent Hub and the brokerage email-signature resource when provided by admin.

What this does not replace

Posting links on Facebook and in your signature does not replace providing the completed IABS at the first substantive communication about a specific property (in person, by email, or other delivery methods allowed by TREC). Website and social placement is one requirement; delivery to the party is another.

For Rise Realty Texas agents

Use the IABS generator in the Rise Realty Agent Hub to create your completed form, save it to Drive, set public access, and use those links on Facebook and in your signature. Keep the Consumer Protection Notice pointed at TREC’s current official PDF unless admin provides a preferred hosted copy.

If your brokerage website homepage already carries compliant IABS and CPN links, your Facebook website field can point there as a backup—but profile-level form links remain the clearest way to stay aligned with TREC’s social-media guidance.
